Repair or Replace? How to Decide What Your Roof Really Needs

One of the most common questions we get asked. The answer depends on the age of your roof, the extent of the damage, and your long-term plans for the property.

One of the most common questions we get asked is: "Should I repair my roof or replace it?" It's not always a straightforward answer — it depends on the age of your roof, the extent of the damage, and your long-term plans for the property.

When Repair Makes Sense

If your roof is relatively young (under 15–20 years old) and the damage is localised — a few broken tiles, a small leak around a chimney, or a section of damaged flashing — a repair is almost always the right choice. A well-executed repair can extend the life of your roof by many years at a fraction of the cost of a full replacement.

When Replacement Is the Better Option

If your roof is over 25–30 years old and you're experiencing multiple problems — widespread cracked or porous tiles, recurring leaks in different areas, significant moss and lichen growth, or a sagging roof structure — it's often more cost-effective to replace the whole roof rather than keep patching it.

A new roof also adds value to your property and gives you peace of mind with a long-term guarantee.

The 50% Rule

A useful rule of thumb: if the cost of repairs would exceed 50% of the cost of a full replacement, it's usually better to replace. We'll always give you an honest assessment and quote for both options so you can make an informed decision.
