7 Things to Check Before Hiring a Roofer
Not all roofers are equal. Before you hand over a deposit, here are the seven things you should always check — from accreditations to reviews to written quotes.
Choosing the right roofer is one of the most important decisions you'll make as a homeowner. A poor-quality job can cause serious problems for years to come. Here's what to look for before you hire anyone.
1. Check Their Qualifications
Look for NVQ Level 3 in Roof Tiling or Slating — this is the industry-standard qualification for professional roofers. CORC (the Confederation of Roofing Contractors) membership is also a good indicator of a reputable contractor.
2. Read Their Reviews
Check Google, Checkatrade, Trustatrader, and MyBuilder for independent reviews. Look for a consistent track record of positive feedback, not just a handful of reviews. Be wary of contractors with no online presence or very few reviews.
3. Get Multiple Quotes
Always get at least three quotes for any significant roofing work. Be wary of quotes that are significantly lower than the others — this often means corners will be cut on materials or labour. A detailed written quote should specify the materials to be used, the scope of work, and the expected timeline.
4. Check Their Insurance
Any reputable roofer should carry public liability insurance. Ask to see their certificate before work begins. This protects you if anything goes wrong during the job.
5. Avoid Door-to-Door Salespeople
Be very cautious of roofers who knock on your door claiming to have "spotted damage" on your roof. While genuine damage does sometimes get noticed this way, this is also a common tactic used by rogue traders. Always get a second opinion before agreeing to any work.
6. Ask About Guarantees
A reputable roofer should offer a workmanship guarantee — typically 5–10 years. Materials may also carry manufacturer warranties. Make sure any guarantees are provided in writing.
7. Check They're Local
A local roofer with a genuine local presence is more accountable than a national company or a contractor who travels long distances. They're also more likely to be familiar with the specific roof types and weather conditions in your area.
